Real Estate Development Relationships

For real estate development to occur, there are three basic groups which must strategically interact and mutually support each other. Their relationship and response to the other is paramount to the development opportunity and successful relationships within the community. They relate by having an identity which then sends signals of need or availability, which when satisfied, create a vibrant healthy community.

Great resource! FREE GIS from USDA

Great resource! FREE GIS from USDA – Web Soil Survey [pages 1-6] . The mapping unity is classified as Urban Land Complex which is somewhat typical of densely populated areas. Urban Land Complex can constitute many things, but typically refers to fill material. With that in mind, the mapping with regard to your site is kind of a “cop out”. However, being that the area is heavily populated,  a residence previously existed on the site and other factors, it is reasonably safe to say that you could develop the site with the proposed construction. This report will need to be confirmed via a geotechnical exploration.

Meet Project Architect

Meet Project Architect

William Hamilton Arthur Architect, Inc. is a 3rd-generation firm for Architecture and Master Planning, whose family history in Miami Architecture dates more than 65 years. The firm’s principles are closely aligned with prominent Mid-Century architect Igor B. Polevitzky, who was credited for the architectural styling of Miami and Miami Beach, the style now known as “Miami Modern” or MiMo.
Recognized by the U.S. Treasury Dept and the AIA, the firm designs from a perspective that is both culturally and historically minded― expounding on its early traditions of passive energy design, open-air environments and the type of atmospheric transparency that characterizes the finest architecture of South Florida.

Why am I blogging?

On February 3, 2012, one of my first blog posts for my first real estate project, Doral 9690 Plaza, was titled “Why am I doing this?” Tracking the construction with a Tumblr blog, day by day, was a big help in my efforts to learn about the many intricacies comprised in a real estate development. The project [and blog] turned out to be a success!

Today (April 2016), I am back at it with another blog and another project. My intent for Sweetwater House is to blog about the day-to-day life of a real estate developer. I will do my best to post as much information on this project as time permits as I hope to inspire others to take an entrepreneurial journey in real estate industry.

The biggest difference between Doral 9690 Plaza and Sweetwater house is that I intend to keep this blog active, even after construction is complete. This page will transform into a website and eventually be the main digital platform for rental information; for those who may one day live in the Sweetwater House!
